Long Island sits on glacial outwash plains—basically sand and sandy loam that drains faster than almost anywhere else in the region. Most of Nassau and Suffolk County has Haven, Riverhead, and Plymouth soil associations, and they all share the same frustrating characteristic: they don’t hold water.
That’s why your lawn looks dry by dinnertime even though you watered that morning. The water’s already six inches down, past most of your grass roots. Cool-season grasses like Kentucky bluegrass, tall fescue, and perennial ryegrass dominate Long Island lawns, but they struggle when temperatures climb above 75°F. Summer heat combined with fast-draining soil creates the perfect conditions for heat stress, browning, and dormancy.
Long Island lawns need between 1 to 2 inches of water per week. That includes rainfall, so you’re not starting from zero every week. The catch is how you deliver that water.
Sandy soil changes the math. Each 0.2 inches of water penetrates about 1 inch into the soil. So if you want water to reach 6 inches deep—where most turf roots live—you need roughly 1 inch of water applied in each session. One and a half inches gets you to about 8 inches deep, which is ideal for building drought-resistant root systems.
But here’s where Long Island soil throws you a curveball. Because it drains so fast, you can’t just dump 1 inch of water on your lawn once a week and call it done. The water will drain right through before your grass can use it. Sandy to loamy soils need around half an inch twice a week. Very sandy soils might need a third of an inch three times a week.
The goal is deep, infrequent watering that encourages roots to grow down instead of staying shallow. Shallow roots make your lawn vulnerable to heat stress and drought. Deep roots give your grass access to moisture even when the top few inches of soil are bone dry.

Early morning watering gives your grass time to absorb moisture before the heat of the day kicks in. The air is cooler, wind is typically calmer, and evaporation rates are at their lowest. Your grass blades will dry before nightfall, which reduces the risk of fungal diseases that thrive in warm, wet conditions.
Some people ask about watering at night. It’s not ideal. Yes, evaporation is low, but you’re leaving your grass wet for hours in warm, humid conditions. That’s an invitation for brown patch, dollar spot, and other fungal problems that plague Long Island lawns in summer.
Suffolk County also enforces an odd/even watering schedule. If your address ends in an odd number, you water on odd-numbered days. Even addresses water on even-numbered days. This spreads out water demand across the county and prevents system strain during peak summer months.
If you’re running an irrigation system, program it to start around 5 or 6 AM. That gives you a solid window to finish before 10 AM, and your grass will be dry by mid-morning. If you’re using a hose and sprinkler, set a timer on your phone so you don’t forget and end up watering into the restricted hours.
And here’s something most people don’t think about: if it rained recently, skip your scheduled watering day. Check your rain gauge. If you got half an inch of rain two days ago and your lawn still looks good, you don’t need to water just because it’s your day. Long Island gets enough summer thunderstorms that you can often let nature do some of the work.

Suffolk County Local Law No. 41-2007 prohibits all lawn fertilization from November 1 through April 1. Violating this blackout period can cost you $1,000. That’s not a warning or a slap on the wrist—it’s an actual fine.
The law exists because Long Island sits over a sole-source aquifer. Every drop of water that goes into the ground eventually becomes drinking water for millions of people. Fertilizer applied when grass is dormant doesn’t get absorbed by roots. Instead, it leaches straight through that sandy soil into the groundwater. Nitrogen pollution has become a serious problem for Long Island’s water supply, bays, and estuaries.
You can fertilize from April 1 through October 31. But just because you can doesn’t mean you should fertilize all summer long. In fact, the worst time to fertilize your Long Island lawn is July and August.
When soil temperatures exceed 75°F and your grass is already stressed from heat, adding nitrogen is like forcing someone to run a marathon while they have the flu. Nitrogen drives top growth at the expense of root development. It also feeds brown patch fungus, which peaks in July across Long Island.
The standard recommendation for most Long Island lawns is zero nitrogen from July through August. Your lawn needs water and shade during peak summer heat, not fertilizer. If you have an established, irrigated lawn and you really want to maintain color, you can do light spoon-feeding at 0.25 pounds of nitrogen per 1,000 square feet every 3 to 4 weeks using slow-release organic products. But that’s the exception, not the rule.
Late spring (April and May) and early fall (September and October) are your prime fertilization windows. That’s when cool-season grasses are actively growing and can actually use the nutrients you’re applying. A light bridge application in May—around 0.25 pounds of nitrogen per 1,000 square feet using slow-release product—can maintain color heading into summer if your lawn looks great from the April application.
New York State also bans phosphorus in lawn fertilizers for established lawns unless a soil test shows a deficiency. When you’re buying fertilizer, look at the three numbers on the bag. The middle number is phosphorus. For established lawns, that number should be zero. The only exception is if you’re establishing a new lawn or if Cornell Cooperative Extension soil testing shows your phosphorus levels are actually low.
Heat stress shows up in stages, and if you catch it early, you can reverse it. The first sign is usually footprints that don’t disappear. Walk across your lawn in the morning. If your footprints are still visible 30 minutes later, your grass is telling you it needs water. Healthy, hydrated grass bounces back. Stressed grass stays flat.
Next comes color change. Grass blades start looking dull or bluish-grey before they turn brown. The tips of the blades brown first, then the discoloration works its way down the entire blade. Some grass varieties, especially certain types of zoysia, will curl up like straw when they’re heat-stressed.
Wilting is another clear signal. Grass blades that normally stand upright start to look limp and droopy, especially during peak sun exposure. If you see this happening in the afternoon, it might just be temporary wilting from heat. But if your grass still looks wilted in the early morning before the sun gets intense, that’s a water deficit problem.
In severe cases, your lawn might stop growing altogether. If you suddenly don’t need to mow for two weeks straight in the middle of summer, your grass has likely entered dormancy to conserve water and energy. Dormant grass isn’t dead grass—the crown of the plant is still alive even though everything above ground looks brown. But extended dormancy can thin out your lawn and create openings for weeds to move in.
Heat stress prevention starts with proper watering, but it doesn’t end there. Mow high during summer. Taller grass shades the soil, reduces evaporation, and encourages deeper root growth. For cool-season grasses, keep your mowing height at 3 to 4 inches. Never cut more than one-third of the blade height in a single mowing session.
Sharp mower blades matter more in summer than any other time of year. Dull blades shred grass instead of cutting it cleanly, and those ragged edges lose moisture faster. That makes your lawn more susceptible to heat stress and disease.
Reduce foot traffic on your lawn during heat waves. Compacted soil restricts root growth and water penetration, making heat stress worse. If you have areas that get heavy use—like the path from your driveway to your front door—consider installing stepping stones or creating designated pathways.
